The Rent-A-Room Scheme
The Rent-a-Room Scheme permits individuals to rent a room(s) in their property and earn up to €14,000 rental income free from tax liability (and allows them to retain social welfare entitlements, where applicable)
The scheme is open to both homeowners and primary tenants who may have a spare room in their rented property.

Rental Caps
As highlighted in the Rent-a-Room Voluntary Framework;
Rental rates would ideally be set at an affordable level, considerably below those being sought for private rental accommodation or purpose built student accommodation.
In response to this and current housing challenges IADT has introduced reasonable rental caps for owner-occupied properties. This aims to ensure affordability for students while maintaining consistent occupancy for the homeowner.
We will consider all private (non owner-occupied) rentals on a case-by-case basis. All private rentals must be registered with the RTB.

Voluntary Regulatory Framework + Sample License Agreement
As owner-occupied properties fall outside the remit of the Residential Tenancies Board (RTB) the Department has developed a voluntary regulatory framework and Sample Licence Agreement to assist both homeowners/primary tenants and students who wish to avail of the scheme.
It is recommended that a written licence agreement is established between the homeowner/primary tenant and the student in advance of taking up the offer of accommodation.
This will highlight to homeowners/primary tenants the key issues to consider when renting a room to a student and similarly to students what to expect when accepting an offer of accommodation.
It is important that both the homeowner/primary tenant and the student document the terms and conditions of the offer of accommodation in writing and that both parties sign the agreement. Both parties should retain a signed copy which can then be referred to in the event of disagreement.

- Duration of stay and notice periods
- House rules
- Dispute resolution
- Rent + deposit amount
